A JVT villa is really two jobs at once: the house, and everything outside it. The crew splits between the rooms and the garden, the garage gets its own count at the survey, and a second truck is booked when the volume calls for it.
Flats in these blocks often hide more than expected in the storeroom and on the balcony, and the service lift is booked by slot. We confirm the slot and the loading point with building management and seal every carton beforehand, so the lift time goes on carrying.
Many apartment buildings in JVT are low or mid-rise. Fewer floors means a quicker run to the truck, but their service lifts can be smaller than the ones in the big towers elsewhere in Dubai. A tall wardrobe or a king size headboard may not stand up inside. At the survey we take the height and depth of the lift car and the width of its door, and decide then what has to be dismantled, rather than finding out on the landing with the slot running.
Townhouses bring a different problem: internal stairs with a turn near the top. Mattresses bend and cartons are easy, but a solid wood bed frame or a three door wardrobe usually has to come apart in the bedroom. Our crew brings the tools for that, along with blankets for banisters and wall corners. Floors get runners all the way out to the tail lift, which matters on polished tile.
The flat to townhouse move is a typical one in this community, and its quote is often larger than people expect. The reason is rarely the furniture in the living room. It is everything that has built up in the storeroom, under the beds and on the balcony: bikes, a pram, a cot nobody sleeps in now, festive decorations and suitcases inside suitcases. At the survey we open cupboards and storerooms, because that is where the extra truck space hides.
This is also the right point to sort. Anything you are selling or donating should leave before moving day, not ride to the new home and leave from there. For the townhouse, sketch where the beds and large pieces will go. We use that sketch to label cartons by room, so the crew takes them straight upstairs instead of stacking them in the lounge. JVT is residential and family oriented, so a move gets noticed. A truck parked across a shared driveway or in the way of the school run soon produces a complaint to community management. We confirm with management where the truck may stand and for how long, then place it so neighbours can still get in and out. Children are the other factor. Packing a child's room too early makes the last few nights hard, so we leave it until moving day and rebuild it first at the other end. There is no JVT rate card, because the same bedroom count can hide very different jobs. A two bedroom flat in a low rise block with a decent service lift loads quickly. A two bedroom townhouse with a turning staircase, bunk beds, a cot and a full storeroom needs more people and more time. A price based on bedrooms alone would leave one of those families paying for the other.
So the price follows a look at both homes, either at the door or over video, and the survey costs nothing. We count what is going, note the stairs and the lift at each end, check what management asks for and agree how much we pack. You then receive a single written price that stays fixed, listing the crew, the truck and the packing, and that is what you pay.
