Often one truck, one lift slot and a small crew. The bed, sofa, desk and kitchen cartons go on first and the TV and fragile items last, so they are the first things off.
Best for single tenants and couples
Apartments and townhouses moved to the rules of your building. We request the move permits, reserve the service lift and the loading bay in both buildings, bring a crew sized to the slot and leave every bed and wardrobe put back together in the right room.

Moving out of a flat in Dubai is rarely about distance. The drive from Al Barsha to Dubai Creek Harbour is the easy part. The building is the hard part, because it decides when the truck may park, how long the service lift is yours and which papers must be approved first. As home movers in Dubai, we plan the day around those rules before anything else.
That starts at the survey. Our supervisor measures the sofa, the bed base and the fridge against the lift doors, asks where the loading bay is, and checks whether the new building allows moves on the day you want. The answers set the size of the crew, the size of the truck and the order in which everything leaves the flat.
Townhouses get the same attention with a different problem: internal stairs. A wardrobe that went up a tight turn in pieces has to come down the same way, so landings, turns and balcony doors are noted before the price is written. Leaving a villa instead? Our wider moving company service in Dubai covers that too.
The building rules stay the same whatever the size of the home. What changes is the crew, the truck and how tight the lift slot feels.

Best for single tenants and couples

Enough furniture that the slot starts to matter. Cartons are taped shut and stacked at the door before the slot opens, and beds come down while the kitchen is still being packed.
Best for couples and small families in towers

A maid's room, a study, full wardrobes and a dining set for eight. Larger flats may need two lift slots or a packing day before, and the survey tells you which.
Best for families with years of furniture

No lift, but stairs inside, a small front yard and often a community gate. Big pieces are taken apart upstairs, and the truck parks wherever the community allows.
Best for homes in places like Jumeirah Village Triangle
A pickup and some spare hands looks cheaper on paper. In a Dubai tower the difference shows up at the security desk, not on the road.
Movers who deal with both buildings for you
A vehicle and labour found at short notice
If all you have is a few boxes and a mattress, a small van can be the right answer. Once there is a wardrobe, a lift booking and a building deposit at stake, the planning is worth more than the saving.
Most towers will not let a removal truck into the loading bay without a move permit, and you need two of them: a move out permit from the building you are leaving and a move in permit from the one you are going to. Building management or the community office issues them, through a form, an app or the security office, depending on the building.
What each one asks for varies. Expect some mix of the tenancy contract or Ejari certificate, a copy of your Emirates ID or passport, a note from the landlord for the move out, and a refundable deposit against damage to the common areas. Some buildings also want the moving company details and the plate number of the truck, which we send for you.
We start both requests once your date is agreed and tell you which documents to forward, so nothing is missing the week before. Our step by step guide to building permits covers the process in more detail.
A lift slot is a fixed window, and a crew that overruns it can lose the lift to the next booking. This is how the time is used, piece by piece.
Padded covers hung or checked before the first load goes down, the floor matted.
Why: Scuffed lift panels are a common reason for a deposit being held back.
Sealed, labelled and stacked by the front door before the slot begins.
Why: Taping boxes while the lift waits is time the building will not give back.
Measured against the lift car at the survey, legs off, stood on end where the frame allows.
Why: A sofa that will not fit is better found out a week early.
Taken apart before the slot, panels wrapped flat, fixings bagged for each piece.
Why: Flat panels stack tightly in the lift and on the truck.
Defrosted or drained the night before, doors taped, moved upright on a trolley.
Why: Water in the lift or the corridor marks floors and holds up the slot.
Truck size picked to clear the bay height and fit its parking space.
Why: Some basement bays cannot take a tall truck at all.
Trolleys and corner guards along the path from the lift lobby to the truck.
Why: In many towers the bay is a long walk through the car park.
Lifted off the bracket, screen boxed, bracket and screws bagged together.
Why: Screens travel upright and never lie flat under cartons.
Three things have to line up for a flat move: the tenancy, the utilities and the building permits. The first two are in your name, so you handle them, but doing them in the wrong order can hold up the third. Many towers will not sign off a move in until they have seen the new Ejari, so register it the week the lease is signed.
For power and water, send DEWA your move in and move out request a few days ahead rather than on the morning itself. Some towers also bill district cooling or piped gas through separate accounts. Ask the building office which of those need a final reading and close them too.
The crew arrives, covers floors and door frames, and takes down beds, wardrobes and the TV while the last cartons are sealed.
The lift is padded and the flat goes down in a planned order: cartons, flat panels, then sofas and appliances.
Furniture travels wrapped and strapped in a closed truck while the supervisor confirms the slot at the new building.
Cartons set down by room, beds and wardrobes rebuilt, appliances placed and the empty cartons removed.
Lift size, loading bay, corridors and stairs at both addresses, measured before a price is put on paper.
Move out and move in applications made to both buildings, with the service lift and the bay booked.
Boxes, packing paper, bubble wrap and padded blankets, brought by the crew on the day.
Lift panels, corridor floors and door frames covered, then checked again before the crew leaves.
Beds, wardrobes, desks and tables, each fixing bagged and marked for its own piece.
Cartons put down in the room on their label, furniture placed where you point, wrapping taken away.
These jobs sit on your side. Done early, they leave the lift slot free for lifting.
For the month before, from school records to redirecting post, use our full moving checklist for Dubai.
A bedroom count is a poor guide to the cost of a flat move. Two identical layouts in the same tower can price very differently once the wardrobes are opened and the books are counted. Your quote follows a survey and arrives as one written figure, and these six things push it up or down.
The volume of furniture and cartons, not the number of rooms. Full wardrobes and bookshelves weigh heavily on the total.
A short slot, a lift shared with residents or a long trolley run from the bay means more hands or more hours.
Internal stairs, tight landings and furniture that must come apart upstairs all add crew time.
Everything, only the kitchen and fragile items, or nothing at all if you pack and we carry.
Sliding wardrobes, bunk beds, cots and wall mounted TVs each take time to take down and put back.
Month end dates and weekends are claimed first. Quieter dates mid month leave more slots open at both buildings.

There is no honest flat rate, because the cost depends on how much is in the home, the lifts and bays at each building, the packing you want us to do and the date. A studio with a booked lift and a short walk from the bay has little in common with a three bedroom flat that has stairs at the far end. We survey first, in person or by video, then put one fixed price for your home in writing.
Move less, and move mid month. Sell or give away furniture you would not buy again, box up your own clothes and books, and keep the crew for the heavy and fragile work. Choose a weekday well clear of month end, when buildings have more lift slots free. Getting both permits right also avoids the most expensive outcome of all: a truck turned away and a second day.
A typical studio or small one bedroom flat often goes from packed to set up within a single day when the lift slots line up. Larger flats can need a packing day first. The real limit is usually the slot at each building rather than the drive, so after the survey we give you an estimate for your own home instead of a promise made in advance.
Around two to three weeks gives us time to survey, apply for both permits and secure the lift, and approvals do not always come back straight away. Some buildings only open their calendars a set time ahead. For the last week of a month, book the moment your new lease is signed. Shorter notice can work when both buildings still have slots free, so it is always worth asking.
In most towers, yes, and the new building will want a move in permit as well. Each sets its own list, usually some mix of the tenancy contract or Ejari, ID copies, a landlord note and a refundable deposit. We request both permits and the lift slots once your date is agreed and tell you which documents to send. Without a permit the truck can be stopped at the bay.
That depends on the building. Some extend the slot if nobody else has booked the lift; others hand it to the next resident and we wait for another window. That is why the crew is sized to the volume and the slot at the survey, with everything sealed and staged before our slot starts. If a building only offers short slots, we plan for two rather than rushing one.
We lift wall mounted TVs off their brackets and pack the screen, bracket, screws and cables together. Washing machines, fridges and dryers are disconnected and moved once they have been drained and defrosted. Anything involving gas or new plumbing at the other end is work for a specialist technician, so we flag it at the survey rather than on the day.
Yes. Townhouse stairs are why we check landings, turns and ceiling heights at the survey. Wardrobes, bed bases and large desks come apart on the upper floor, go down as flat panels and are rebuilt in the new home. If something was assembled in place and will not come apart, you hear about it before moving day, not halfway down the stairs.
Only if both buildings allow it. Many towers set the days and hours when moves can happen, and some do not allow them late in the evening or on certain days. Both buildings have their rules confirmed before we offer a date. Weekend slots are popular, so book early if your building permits them. Call 058 135 7375 to check a date before sending the quote form.
Tell us what is moving and where. We survey for free, then send one fixed price with every line explained.
