Jumeirah 1, 2 and 3 Villas
Independent villas built by different owners at different times, so no two share a layout. Each gets its own survey, with the street gate, the front door and the turn on the stairs measured before we choose a truck.
No two villas in Jumeirah are laid out the same way. One sits behind a high wall with a narrow side gate, the next has a wide driveway, and many hold furniture heavier and older than anything in a new build. We survey each villa, choose the truck for the street and fix the price in writing.

Jumeirah is not one master-planned community with a single rulebook. It is a long coastal district of independent villas and low-rise buildings, put up by different owners at different times, so the gate, the driveway, the staircase and the furniture change from one plot to the next. That is why we treat every job here as a one-off. As movers and packers in Jumeirah, Best Mover Dubai starts with a visit to the villa, a look at the street outside and a walk through every room, and only then sends a fixed price in writing.
The moves we handle here fall into a few patterns. Families leave a large rented villa in Jumeirah 1, 2 or 3 for another one close by, or for a gated community further out. Owners downsize into an apartment near City Walk or La Mer and have to decide what the smaller rooms can hold. And a fair number of villas near the main roads are workplaces rather than homes, used as offices, salons or studios that need moving out of hours. Each pattern needs its own plan.
Every service we offer across Dubai, planned around the way homes and buildings work in Jumeirah.

Larger villas here often have generous rooms, a majlis, sometimes a separate staff block, and furniture bought to fill all of it. We take apart beds and wardrobes, wrap heavy sofas and carved pieces in blankets, and carry them out through whichever door is widest. The truck is matched to your street, and everything is rebuilt in the rooms you choose.
Moving Company in Dubai
Going from a five bedroom villa to a three bedroom flat leaves furniture with nowhere to go. We pack and label what you are keeping for the new home and take the rest into racked storage on its own inventory, so you can decide later whether to sell it, pass it to family or bring it back when you find a bigger place.
Moving and Storage Service in Dubai
Some Jumeirah villas earn their keep as offices, salons or design studios. We move desks, reception counters, chairs, files and stock after closing or across a weekend, number every item against a floor plan of the new space and set it up so the team can get back to work with as little downtime as possible.

A marble dining table, a carved wardrobe or a grand piano in the front room each need more care than a whole room of cartons. We bring enough people, padded dollies, straps and a skid board for grands, plan the route out through the gate, and will move a single item on its own when that is all you need.
Removal Service in DubaiIn a gated community the villas come in a handful of standard types, so a crew that has moved one has a fair idea of the next. Jumeirah does not work like that. One villa has a grand staircase and wide hallways, the next has a tight turn on the stairs and a side gate barely wider than a sofa. Some have been extended once or twice over the years. We do not quote from a floor plan or a phone description alone.
On the survey we measure the pinch points: the street gate, the front door, the turn at the top of the stairs and the doorway of any room with very large furniture. If a wardrobe was assembled inside a room after the doors were fitted, it may need to come apart in ways the maker never planned, and we would rather know that now. We also note what is fixed to the villa, such as built-in shelving, so nobody expects it to travel.
Jumeirah runs along the coast in three districts, with independent villas on most plots and low-rise buildings in between. These are the kinds of property we plan for here.
Independent villas built by different owners at different times, so no two share a layout. Each gets its own survey, with the street gate, the front door and the turn on the stairs measured before we choose a truck.
Smaller buildings bring building management into the picture: a move permit, set hours and a lift booking if there is a service lift. We arrange those with the building once your date is fixed, and protect the shared stairs and corridors.
Offices, salons and studios run from villas near the main roads. We move them after closing or across a weekend, number every desk, chair and counter against a floor plan, and keep the street clear for the neighbours.
Owners leaving a large villa often downsize to a flat close to City Walk or La Mer. The rooms are smaller and the building has its own rules, so we check what is going against the new floor plan and store whatever will not fit.

Many residential streets in Jumeirah are narrower than the roads in newer suburbs, with villa walls on both sides and cars parked at the gates. A large truck may fit, but it can close the street while it loads, and turning at the far end is not always possible. Parking is usually inside or beside the villa itself, which suits your car and suits a truck much less.
So the vehicle is chosen for the street as well as the volume. Where access is tight we use a smaller truck and run two loads, or keep the large one on a wider road and shuttle to it. That adds time, which goes into the quote from the start, and it keeps the street open and the neighbours on side. Let anyone whose gate faces yours know the day before.
If a low-rise building is involved at either end, it brings rules of its own. Building management will set the hours, may want a move permit and a lift booking, and can ask for a refundable deposit. We contact them once your date is fixed. Our guide to Dubai move permits lists the documents buildings tend to want and when to apply.

Families who have lived in Jumeirah a long time often own pieces that cannot be replaced: inherited cabinets, old carved doors turned into tables, oil paintings, tall mirrors and crystal chandeliers. Each one is wrapped on its own, with corners protected and glass taped, and framed art travels upright, never flat. Marble and stone table tops go on their edge in the truck, because lying flat over a bump is how they crack.
Chandeliers come down before the rest of the room is emptied, so nobody is on a ladder among boxes. If a light is wired into the ceiling, have an electrician disconnect it first; we then take it down, pack the crystals separately and keep them with the frame. Rugs are rolled rather than folded. Pianos and other very heavy single pieces go through our specialist removal service. At the survey, point out:
Use the quote form or email us. Say what you are moving, where from, where to and roughly when.
We look at the home in person or on a short video call, count the big pieces and check access at both buildings.
You receive one price in writing with every line explained. Book the date that suits you and we confirm the crew.
The crew packs, loads, drives, unloads and rebuilds the furniture. Empty cartons and wrapping leave with us.
Downsizing is the move where most of the work happens before the crew arrives. A Jumeirah villa can have two living rooms, a majlis and a dining table for twelve; an apartment near City Walk or La Mer has room for one of each. Measure the new rooms, then walk the villa and tag every large piece as going, storing, selling or giving away. Once you have decided, we can take a second look so the quote matches what is really moving.
Apartment buildings bring rules the villa never had. The new building will normally ask for a move permit and a reserved time on the service lift, and it sets the hours you can move. We request the permit and the lift slot with building management and tell you which documents to have ready. If a sofa will not fit the lift, we find that out at the survey, not at the door.
Two pieces of admin stay with you. The new lease needs an Ejari registration, and many buildings ask to see it before they approve a move in, so sign and register early. Then ask DEWA to switch your account to the new address ahead of the move. Our Dubai moving checklist puts every step in order, and you can call 058 135 7375 to book the survey.
Most of the planning for a Jumeirah villa move is about access and the precious pieces. Tick these off before the crew arrives.
Every Jumeirah villa is different, so a price list would tell you very little. The volume in the rooms is only part of it. Heavy carved furniture, marble tops, chandeliers and art need more hands and more materials, and a narrow street can mean a smaller truck making extra trips. Downsizing adds a storage leg for whatever the new home cannot take.
So the survey does the pricing. We visit the villa free of charge, walk every room, look at the street and measure the tight spots, then put one fixed price in writing. That figure covers everything agreed, from wrapping the first antique to rebuilding the last bed, and it stays put unless the list of what is moving changes.
A villa with a majlis and several living rooms carries much more furniture than the number of bedrooms implies. Extensions and awkward stairs add carrying time as well.
Inherited cabinets, oil paintings and tall mirrors are wrapped one at a time with corner guards. More delicate pieces mean more materials and more careful hands.
Crystal chandeliers come down piece by piece, and marble tops travel on their edge with padding. Both take time and a crew that has handled them before.
Where a large truck would block a narrow road or cannot turn, we use a smaller one and run two loads, and that extra time is in the quote.
Furniture that will not fit a smaller apartment can go into storage on its own inventory. Storage time and any later delivery join the same price.
An apartment building at the other end may set moving hours and lift slots, and those decide how the crew and the day are planned.
Something we have not covered? Call 058 135 7375, email hello@bestmoverdubai.ae or send the quote form with a note.
Often not. Many independent villas in Jumeirah have no community office or gate, so there is no permit to apply for at the villa itself. A villa inside a shared compound may have its own rules, so ask the compound manager, and an apartment building at the other end will almost always want one. We check the building side for you once the date is set.
Yes. We look at the street during the survey and choose the vehicle for it. Where a big truck would block the road or could not turn, we use a smaller one and make more trips, or load from a wider road nearby. That can add some time to the day, which is built into the written quote so there is no surprise on the morning.
Each piece is wrapped separately in moving blankets, with corner protectors, and stretch film is kept off polished or painted surfaces where it could mark the finish. Drawers are emptied or secured, glass doors are taped, and loose parts such as keys and finials are bagged with the piece. Point out anything fragile or valuable at the survey so it gets the right materials and enough hands.
The size of the villa and how full it is, how much we pack, the heavy and delicate pieces, access at both ends and the date. A narrow street that needs a smaller truck and extra trips also plays a part, as does storage if you are downsizing. Once we have surveyed, you get a single fixed price in writing, which stays the same on moving day as long as the inventory matches.
Yes, and for a villa business that is often the best time. We survey both premises, agree a numbered floor plan with you and pack desks, files and equipment so each item lands in its new room. Confidential files can be sealed in cartons that stay closed until your own staff open them. The full process is on our commercial and office removal page.
A weekday morning suits most villa moves here. Narrow residential streets tend to be calmer then, the truck can stand outside without holding up as many cars, and the crew gets the heavy pieces out before the afternoon heat. A villa office or salon is easier over a weekend when it is closed. If an apartment building is at the other end, its moving hours decide, so check them first.
As early as you can once the date is fixed, especially for a large villa or one full of fragile pieces. Antiques, chandeliers and art are often packed ahead of the main move, and downsizing needs time for decisions about what goes. Month ends are the busiest time across Dubai, so give extra notice for those dates and for any building that asks for a permit.
Decide early what is not coming. A large villa often holds furniture an apartment cannot use, and selling or giving it away before the survey shrinks the truck, the crew and the day. Pack books, linen and clothes yourself and leave the antiques and glass to us. Choose a weekday away from the month end, and if the street allows a larger truck, fewer trips mean a shorter day.
Tell us what is moving and where. We survey for free, then send one fixed price with every line explained.
